Improvements/Buildings:

The subject tract is improves with 4 steel frame industrial buildings which contain a total  area of 39,070 square feet.  In addition to these four industrial buildings there is a 615 square foot paint barn, a 954 square foot paint barn, a 2500 square foot covered storage area, and a metal storage shed.  Other improvements on the subject property include a truck well and loading dock, several concrete driveways and slabs, and 6’ chain link fencing with three strand barbed wire around the perimeter of the property.  A description of the four industrial buildings is as follows:

Building #1:

Building #2: 
Building #2 contains a total area of 10,100 square feet which is divided into 380 square feet of office area and 9,720 square feet of warehouse area.  The warehouse area has galvalume walls, insulated galvalume roof, and unfinished concrete floor.  Bldg 2 features a reinforced slab, an eave height of 22’, six roll-up doors, and craneways.  There are 10 mercury vapor lights in the warehouse area.

Building #3:
Building #3 contains a total area of 10,100 square feet which is divided into 1,440 square feet office area and 9,380 square feet of warehouse area.  The warehouse area has galvalume walls, insulated galvalume roof and unfinished concrete floor.  Bldg 2 features a reinforced slab, an eave height of 22’, four steel roll-up doors, and craneways.  There are 9 mercury vapor lights in the warehouse area.

Building #4:
Building #4 contains a total area of 6,072 square feet which is divided into 302 square feet of office area and 5,770 square feet of warehouse area.  The warehouse area has galvalume walls, insulated galvalume roof and unfinished concrete floor.  Bldg 2 features a reinforced slab, an eave height of 20’, four steel roll-up doors, floor pit, and craneways.  There are 15 mercury vapor lights in the warehouse area.
